A lease application is required for any prospective tenant who plan to reside in the residence over 18 years of age.
Approval of application is subject to satisfactory credit approval and background check. Applications are only processed when occupied with an application fee of $39 (price may vary) which includes handling, a background and credit check. Prospective tenants who do not pass background and/or credit checks or are not selected for any other reason are not entitled to a refund of their application fee.
Minimum lease term is 12 months.
In cases where multiple parties are interested and qualify for a property the lease will be offered to the first person that expressed interest.
The regular rent for the property advertised is $100 more without any discounts. A $100 discount of $100.00 per month for rent, excluding pet rent, is available. To qualify for this discount tenants are responsible for property repairs under $100.00 and are required to maintain the property in good working order at all times. Landlord pays for repairs over $100.00 to property not caused by neglect, abuse or negligence of tenant and/or guests of tenants. Additionally, tenants will qualify for the discount if rent is received by the landlord by the 1st of the month. Any late payments results in the additional $100 late fee.
Housing Solutions of Florida reserves the right to amend or exclude any part of the lease agreement except where protected by law. Housing Solutions of Florida reserves the right to remove this property at any time without notice.
Property can only be shown by appointment. Prospective tenants are prohibited from inquiring about properties with current tenants to respect their privacy.
Some properties are shown during open houses where multiple parties interested in homes attend simultaneously.
All applicants should have a combined income of at least 3 times the rent amount. If there are two (2) or more adults over 18 years old, this would be combined. For single adults, the amount would be 3 times the amount.
We currently do not take vouchers for Section 8 at this time.
Additionally, the amount of income received should be from verifiable employed sources of income from an employer or through 1099 or other verifiable sources. Unemployment income is not considered a source of income.
